What are the income requirements?
Your gross annual household income must equal or exceed three (3) times the annual rent. For applicants with a Section 8 voucher, income must equal or exceed three times the tenant portion of the rent.
What do you check when I apply?
Every applicant 18 or older completes a separate application and is screened for credit history, rental history, employment/income, and prior evictions. Applications are processed in the order received, the same criteria are applied equally to every applicant, and all information is verified and kept confidential. We are an Equal Housing Opportunity provider.
What credit score do I need?
A VantageScore 3.0 by Experian of 580 or above is required for our apartment communities. Applicants should have at least one year of established favorable credit; any bankruptcy must be discharged with one year of re-established positive credit. Collections from landlords or utility providers, tax liens, and judgments are not accepted. First-time renters may receive consideration, and applicants with a government rent subsidy may ask the leasing office about submitting alternative evidence of ability to pay instead of credit history.
What rental history do you require?
A minimum of three (3) years of verifiable, positive rental history. Evictions, broken leases, and outstanding balances owed to former landlords within the past five (5) years result in automatic denial. Renting from family members or friends is not considered verifiable rental history.
What documents do I need to apply?
A valid, unexpired government-issued photo ID plus a second form of ID showing your full name; verification of your Social Security Number or ITIN; two months of verifiable employment or income (if self-employed, your most recent federal tax return and two months of bank statements); documentation of any other income such as SSI, child support, or financial aid; and a proof of address (utility bill) under 30 days old. Section 8 applicants must present a current RFTA packet and voucher at the time of applying.
How much is the application fee?
$50.00 per adult applicant, non-refundable. Only completed applications submitted with the fee will be processed.
How long does approval take?
Completed applications are processed within 72 hours of submission (longer if additional documentation is needed). Please note that incomplete applications are automatically denied after 48 hours, so have your documents ready when you apply.
Do you accept co-signers or guarantors?
NO COSIGNERS. Guarantors must be 18 or older, reside in the United States, pay the $50.00 non-refundable application fee, and complete the same screening process. A guarantor's gross annual income must equal or exceed five (5) times the annual rent, with a VantageScore 3.0 by Experian of 700 or above. The guarantor guarantees the full rental payment and financial obligations of all occupants for the entire residency.
What is due if I'm approved?
Only the holding deposit is required once approved $450. At move in the remainder of the security deposit is due along with rent.
Is the security deposit refundable?
Yes. Security deposits are refundable subject to Nevada Revised Statutes §118A.242, and an itemized written accounting of the deposit disposition is provided within 30 days of the termination of the tenancy. Please note the deposit is not refunded in part or in full until the property is fully vacated and possession is returned.
How many people can live in the apartment?
Maximum occupancy is based on bedroom count: 1 bedroom = 3 occupants, 2 bedrooms = 5 occupants, 3 bedrooms = 7 occupants.
If I have roommates, how does the lease work?
Each tenant (and any guarantor) is jointly and severally responsible for the entire rent and all financial obligations, and for following all community policies.
Are pets allowed?
Where pets are accepted, a pet is allowed only after all requirements are met, including written permission from management and payment of an additional pet deposit. Every applicant — with or without a pet — must complete a profile through our third-party screening service at fresnomc.petscreening.com; your application is not complete without it. Unauthorized pets are cause for termination of residency.
What about service and support animals?
Legally recognized service and companion animals are not pets and are excused from the general pet policy. They are still registered through the same petscreening.com profile, and reasonable accommodations are handled in accordance with Fair Housing law.
What lease terms do you offer?
Our standard lease term is 12 months.
How do I submit a maintenance request?
Routine requests can be submitted 24/7 through the online resident portal, or by calling the leasing office during business hours. For after-hours maintenance emergencies, call 702-325-1703.
What is the parking situation?
We offer Assigned Parking, Covered Parking and Guest Parking.
Do I need an appointment to tour?
Walk-ins are welcome during office hours, but we recommend scheduling an appointment so we can have your preferred floor plan ready. Please note: by applying you agree that you have viewed the property in its entirety before submitting your application.
